What is Alpine Peaks?

Alpine Peaks is a private, gated estate community in Draper, Utah — 50 homesites averaging 1.83 acres, accessed by a private lane nearly a mile long. Every homesite backs to permanently protected conservation land. It is the only new gated community of its kind in Utah County.

Where exactly is it located?

Alpine Peaks sits in Draper along the border of Alpine and Highland — 2.3 miles from the Timpanogos/I-15 connector. Under 10 minutes to the interstate. The Salt Lake International Airport, the Silicon Slopes technology corridor, and downtown Salt Lake are all within comfortable reach. The community is within the Alpine School District.

How many homesites are available?

50 total. There is no additional phase. No expansion planned. 50 homesites, finite.

What are the homesite sizes?

Homesites range from 1.5 acres to 5+ acres, averaging 1.83 acres. The lot map is available by appointment.

Lifestyle & Location

What does the entry lane look like?

The private road winds nearly a mile into the community. It is lined with gas lanterns, roundabouts, and curated landscaping. It does not feel like a subdivision road. It feels like an arrival.

What trail access is available?

Direct access to the Draper Corner Canyon and Alpine Canyon trail systems — more than 150 miles of hiking, biking, and equestrian terrain. Residents access trails from within the community. No car. No trailhead parking. Ride in, ride out.

What school district is this?

Alpine School District.

Is there an HOA?

Yes. The CC&Rs preserve the character of the community through architectural and color guidelines. They do not restrict secondary structures, estate fencing, or compound configurations — those freedoms are by design. Full details available by appointment.

How do I get on the interest list?

Pricing & Investment

What is the all-in investment?

Lot investment averages approximately $2 million. Total investment with a custom build — land plus construction — typically runs $7 to $9 million. Premier lots may exceed this range. Pricing is available by appointment only. There is no 'starting at' figure — every homesite stands on its own.

Is pricing by appointment only?

The Homesites & Build

Can I build more than one structure on my homesite?

Yes. Each homesite permits a secondary structure in addition to the primary residence up to 3,000 sq. ft. Options include a guest home, pool house, toy barn, or caretaker's cottage. In Utah County, this level of entitlement is unusual. At Alpine Peaks, it is standard.

Can I buy multiple adjacent homesites?

Yes. Contiguous homesites may be acquired and combined. Early buyers have inquired about 4–6 adjacent lots for multigenerational family compounds. You may also fence your individual estate within the community gate.

What are the build requirements?

Minimum 5,000 sq. ft. for the primary residence. Architectural and color guidelines are in place to preserve the timeless character of the community. Full CC&R details are available upon request.

When can I start building?

All roads, infrastructure, and site improvements are finalized by October 31. Spec homes will be underway by August 1. Your build timeline beyond that is your own.

Timeline

  • 6/30/26 – Draft CC&R’s / Design Guidelines expected.
  • 6/30/26 - Submit Phase 1 Lot selections to Draper for recording.
  • 8/1/26 - Estimated Phase 1 Plat recording expected from Draper (earliest one can close on their Estate Lot).
  • 8/1/26 - Fire hydrants installed; vertical construction allowed.
  • 10/31/26 - Roads with asphalt complete. Some minor infrastructure to conclude 12/31/26.
